Golden Lion Investments Limited is a real estate development company that sought to obtain environmental permission from the National Environmental Management Authority (NEMA) for the residential led, Mixed use development of the Victoria International Royal Gardens with the Company major objective being to develop the property into a contemporary commercial and recreational facility with adequate car parking and amenities that would also serve the Local Community.

 

Golden Lion Investments Limited had a key objective of the development as provision of numerous rental options with an unrivalled lifestyle atmosphere within easy reach of the capital business district and major commercial and civic operations areas

The development intended to create an easily accessible site that allows both children and adults to continue their various leisure activities in a well-structured,  safe and dignifying space

 

Gissat was contracted to carry out an assessment in accordance with the requirements of the laws relating to environmental management in Uganda and Guidelines for Environmental Impact Assessment (NEMA, 1997).

                                    

The objective of the study was to carry out a systematic examination of the present environmental situation within the project area to determine whether the proposed project will have adverse environmental impacts to the surrounding area.

 

This Environmental and Social Impact Assessment was conducted to examine, analyze, and assess the proposed project with a view to ensure that environmental and social considerations were incorporated into the project during the preconstruction phase, construction and operations phase.

 

The methodology used consisted of desktop studies that involved review of relevant literature on environmental impacts for the proposed project. Field investigations were as well carried out to establish baseline physical, biological and socio-economic environmental aspects. Baseline data from the study area was collected using surveys, site reconnaissance, desktop research, analysis of maps and plans, review of reports and background documents, public consultations and field studies inter alia
